We are a professional short-term rental management company based in Budapest_

Unlike other STR management companies, we do not operate on a commission basis. We rent your apartment we pay a fixed monthly rent_

Of course, the owner of the apartment has nothing to do, we manage the ads, organize the cleaning, make administrative and tax tasks, get license of the apartments, etc. Send us the parameters of your apartment and some photos, and we will give you a free rental offer.

where did we come from

who we are

what we do_

In the past 8 years, we have managed nearly 150 downtown apartments as short-term  rental in Budapest downtown. During covid, we stopped completely and our activity in Budapest was suspended for about two years, but during that time we also started to expand in the direction of Lake Balaton, where we have been operating apartment houses ever since.

Since the resumption of world tourism, from 2022 Budapest came into focus again. We want to continue managing our Balaton and Budapest real estate portfolio with our professional accommodation management systems developed and perfected over the years, and our knowledge optimized for the Hungarian market and legal environment. And continuously expand it.

Our goal is that the owners of the apartments entrust us with the full operation in such a way that they do not suffer from the ups and downs and legal and accounting difficulties associated with the operation of the accommodation. That is why we did not operate on a commission basis, but rent the apartment in a traditional rental contract, which means that the host will not be the owner of the apartment in either a legal or practical sense, so the related business and other risks will not be borne by him.

Not everyone enjoys being a host

Will I have enough cleaners​ next season or do I have to do the cleaning by myself sometimes? Can I raise the prices or be satisfied that I don't have to reduce last year's prices? What happens if partying young people book with me and become loud or damage the equipment?

These are the questions you never have to worry about if you entrust us with the management of your accommodation.  We carry out all operational tasks, the owner of the apartment does not have any responsibility as an accommodation provider.

 

You can stay calm, there are no business risks or licensing mazes

NTAK, tourist tax, tourist contribution, VIZA and so many administrative burdens make the work of hosts difficult. We don't want to bore you with the details, the point is that we take over all the "paperwork" related to welcoming guests, as well as operational tasks, so you won't have to deal with that either.

The best part is that we pay the owner of the apartment a fixed rent every month, since our cooperation legally and practically covers a traditional rental relationship.

 

So we rent the property in the same way as a subtenant would, the only difference is that we do not move into the flat, but operate it as a short-term accommodation.

 

An apartment is not spared by guests, while a good tenant takes care of the apartment as if it were his own

The above generalization is not true and we have collected some arguments from which it is clear that operating an apartment as a short-term accommodation is not at all riskier than renting it out as a sublet, in fact.

  • We clean the apartments after every guest and check them, if necessary we fix damages, while a long-term tenant may not clean for a year and this only becomes clear when he moves out.

  • If s/he moves out at all, because a non-paying subtenant cannot be evicted from the apartment, while in our case, our company can be executed or sued in case of non-payment of rent.

  • The subtenants usually move out after a year and a new one must be found in their place, while our goal is to rent and manage the apartment for many years.
